Multi-Storey Car Park and Commercial Tenancy

Preliminary and detailed site investigation (PSI/DSI) on a former landfill where it was proposed to develop a four-storey car park building incorporating a ground floor commercial tenancy. The PSI identified that the closed landfill likely encroached onto the site; the subsequent DSI was scoped and implemented in accordance with the PSI findings. The DSI identified and quantified soil contamination and assessed the potential for soil vapour intrusion, enabling a Tier 1 health risk assessment to be carried out. The investigations also provided factual and interpretative ground contamination data that supported the resource consenting process.


Northern Corridor Improvements (NCI)

The Northern Corridor Improvements State Highway project aims to provide better links for Northern Motorway (SH1) travellers in Auckland, and improve transport options on the North Shore. Closed landfill, site contamination, and hazardous materials advice was provided for a section of the Northern Corridor that intersected with the Rosedale Closed Landfill. Numerous Work Method Statements (WMS) were reviewed and submitted for each stage, enabling obtainment of Closed Landfill Asset Owner Approvals (AOAs) from Auckland Council. These documents were required to ensure intrusive works through the landfill and site risks were clearly defined, and to specify health and environmental impact management and control procedures and protocols for the contractor to follow. Site contamination specialists remained on-site throughout the works to provide landfill gas, asbestos air monitoring, soil testing, and environmental advice.


Fire-Fighting Training Facility Redevelopment

Fire-Fighting Training RedevelopmentA ground contamination PSI and DSI was undertaken on a property historically used as a fire-fighting training facility and subsequently proposed for redevelopment as high-density residential land use. The PSI, which determined whether activities included on the Ministry for the Environment’s Hazardous Activities and Industries List (HAIL) had occurred, identified four activities including underground fuel storage tanks and use of fire-fighting foams that contained perfluoroocane sulfonate (PFOS) and perfluorooctanoic acid (PFOA). The DSI assessed and quantified the contaminants associated with the identified activities to determine health risks for future site end-users, and to support resource consent applications under the NES-CS and AUP-OP. Following this, an SMP was produced that enabled the contractor to implement suitable contamination controls and procedures for the proposed earthworks.


Petrol Station Redevelopment

Combined environmental and geotechnical investigation for the redevelopment of a former petrol station site.


Bus Depot, Mount Roskill

Development of a satellite bus depot within the KiwiRail easement adjacent to SH20 and within areas of historical non-certified fill.  The site contains office amenities, staff car parking, and 45 bus parks.  Geotechnical investigations identified highly variable subsurface conditions, including basalt cobbles, silt, building rubble, and organic debris.  Civil engineering aspects involved a detailed earthworks assessment to improve site contours and satisfy layout requirements; construction of reticulation including stormwater, wastewater, water supply, telecommunications, and power; and soft pavement design.  Observations during construction were undertaken for founding conditions, a bus store platform, and underlying fill compaction.


Horticultural Redevelopment

Investigation and preparation of environmental reports for the redevelopment of various parcels of rural horticultural land to residential lifestyle blocks.  Work includes pesticide and herbicide contamination assessments, carried out using both targeted ‘hot spot’ and systematic sampling methods.


Pre-purchase Due Diligence

A pre-purchase due diligence industrial site assessment including environmental review.  Due to the nature of the site, a groundwater monitoring round was undertaken which confirmed the presence of contamination.  Recommendations were provided to the client.

Summerset Retirement Village, Ellerslie

Pre-purchase due diligence environmental and geotechnical investigations, and civil assessment and design for a high density retirement complex consisting of villas, townhouses, apartments, and a care facility, plus associated structures.  The 3.9ha brownfield site in Ellerslie, Auckland, has previously been used as a quarry, a zoo, and a St John training centre.  The site is underlain by up to 20m depth of basalt lava with a variable surface cover of fill, lava caves, and scoriacous pockets, all of which have the potential to complicate founding requirements.  Subsequent to purchase, work has involved further geotechnical investigation, resource consenting, building consent applications, detailed design, contract management, and construction supervision.  The development includes a major retaining wall structure 250m long and up to 5.7m high, for which RILEY undertook the geotechnical aspects of the design.  The project is due for completion in 2019.
